Current Tenants


There are several different ways you can make a maintenance request and we have outlined them below:

ONLINE through your TENANT PORTAL:  You can access your tenant portal on this site by going to Rentals and then clicking on the Tenant Portal Access button.  Or you can CLICK HERE

E-MAIL: You can email or CLICK HERE

PHONE: You can call us at (903) 455-6614 and tell us your maintenance request.  We get MANY calls a day and if you get our voicemail please follow the prompts and leave us a message.  We will retrieve your message and submit your maintenance request immediately.  

We receive MANY MANY maintenance requests daily and have to prioritize them according to severity.  I.E. if you call in that your toilet is not working properly and you have two toilets in your home and it is 4:00 p.m. it will be handled the next business day.  
If your heater is not working at all and it is -10 degrees we will make that a top priority.  

With this being said, please understand that schedules change throughout the day for our vendors based on the severity of the maintenance requests received.  

We WILL NOT schedule maintenance requests.  If you submit a maintenance request you will need to ensure that we have proper access to your home.  You will need to indicate if somone will be home ALL DAY or if it would be best to take a key.  If you tell us you will be home ALL DAY and you leave for any reason and the vendor shows up during that time you will be charged a trip fee.  We highly suggest telling us to take a key if you think you may leave the property at any time.  Any privacy deadbolts need to be unlocked, any animals need to be caged, the problem area needs to be easily accessed etc.  If we go out and we do not have access due to your negligence you will be charged a trip fee.

**If you use your checking account information to pay it is FREE!!

IN PERSON: We have a drop slot in our door that you can put your payment through ANY TIME.  You can visit your tenant portal during the next business day to ensure that it was applied to your account.  You can also come in and pay during business hours.  Keep in mind that we have a of traffic in the office and the wait time may be long therefore; we encourage you to try one of our other methods of paying your rent.  
***We will ONLY accept money orders or cashier's checks in person.  We WILL NOT accept cash or personal checks in the office.
